Job Description

Our longstanding and locally owned Maryland property management client is seeking an experienced Community Association Manager to oversee a portfolio of homeowners associations (HOAs) and condominium communities throughout Central Maryland.

This is an excellent opportunity for a service-oriented professional who understands the unique needs of community associations and enjoys building strong relationships with Boards of Directors, homeowners, vendors, and other stakeholders.

The ideal candidate brings direct HOA management experience, sound judgment, strong organizational skills, and the ability to balance community operations, maintenance, financial planning, and homeowner concerns. You will serve as a trusted advisor to assigned communities, helping Boards make informed decisions while ensuring projects, service requests, and day-to-day responsibilities receive consistent attention.

Key Responsibilities

  • Board & Homeowner Relations: Serve as the primary management contact for assigned communities, providing responsive communication and professional support to Boards of Directors and homeowners.
  • Meetings & Follow-Through: Coordinate and lead Board and homeowner meetings, prepare agendas and supporting materials, document action items, and ensure timely follow-up. Some evening meetings are required.
  • Vendor & Contract Management: Obtain and evaluate vendor proposals, present recommendations to Boards, coordinate approved contracts, and monitor vendor performance.
  • Property Maintenance & Projects: Oversee routine and preventive maintenance, repairs, and community improvement projects, ensuring work is completed appropriately and on schedule.
  • Inspections & Compliance: Conduct regular property inspections, document concerns, coordinate violation notices, and follow up on compliance with governing documents and community standards.
  • Homeowner Issue Resolution: Investigate complaints and service requests, communicate next steps, and work toward timely, practical resolutions.
  • Financial Administration: Review monthly payables, assist with annual budget preparation, and help Boards understand financial reports, operating expenses, and budgetary considerations.
  • Emergency Response: Coordinate responses to urgent maintenance issues and community emergencies.
  • Community Engagement: Support community events and initiatives as needed.
  • Organization & Communication: Maintain accurate records and keep Boards informed of outstanding items, project updates, upcoming deadlines, and important community matters.

Qualifications

  • Required: Direct, hands-on experience managing homeowners associations (HOAs).
  • Condominium association management experience is also valued.
  • Current CMCA and AMS designations are preferred.
  • Demonstrated experience working with association Boards, governing documents, budgets, vendors, and property maintenance.
  • Excellent written and verbal communication skills, including the ability to navigate difficult conversations professionally and diplomatically.
  • Strong organizational skills and the ability to manage multiple communities, competing priorities, and deadlines.
  • Proficiency with standard business software and the ability to learn and use association management software and tracking systems.
  • A relationship-oriented approach with the ability to work effectively with homeowners, Board members, vendors, developers, and colleagues.
  • Sound judgment, integrity, accountability, adaptability, and a calm, solutions-focused approach.
  • Ability to travel to assigned communities throughout Central Maryland and attend occasional evening meetings.

Note: Candidates whose experience is exclusively in multifamily or apartment management must also have direct HOA management experience to be considered.
